Facilities. . .
Well-planned and high-quality, these amenities generously support the breeding & training
operation for 80 head of working cow horses. The improvements also sustain the work and
management of the adjunct cow & calf operation, consisting of 75 - 100 head of commercial
beef cattle, year round. The Livestock Facilities make this an efficient, true working ranch
operation.

Corrals/Working Pens
Located adjacent to the existing Barn with water and
electricity in place, large trees surround the Corrals
providing welcome shade from summer heat.

• 100 ft. x 100 ft. Heavy Duty Wooden construction, cross-fenced to create 4 separate holding pens, with Custom Welded Steel Pipe Gates.

• 12 ft. x15 ft., 2-sided, covered Lean-to Stall provides added shelter.

• W-W Squeeze Chute, set on Concrete Slab with Solid Wooden Tub and Crowd Alley.

• 3 small acreage Traps that connect to Corrals for Livestock Turnout.

• 2 large Concrete Water Troughs with Automatic Float Valves.

• Numerous Aluminum Water Troughs throughout make these pens well watered.

• 3 Patience/Tie Poles, set in concrete, between the corrals and the barn, hold horses after washing.

• Several pastures are used to graze cattle and horses year round, ranging in size from 20 to 1000 acres.

• Grass is abundant, since the ranch has been operated at far less than maximum grazing capacity for years.

• The ranch is watered by 9 seasonal ponds plus a year-round, spring-fed creek running through the ranch.

Water Wells

• The ranch has seven (7) active, permitted water wells in use by the Improved Areas as well as the Livestock.

Gathering Pens
